What can cause basement water damage?

Hydrostatic Pressure: One gallon of water weighs 8.34lbs. – Its pretty heavy. During heavy rains or storms, water seeps into the ground and presses up against your foundation. The weight of the water will increase and look for an exit. Since concrete and cinder block is porous, the water will absorb into the materials and begin to “weep” on the inside. Since water follows the path of least resistance, gaps around plumbing and pipes are a common place for water to extrude.

Pipe Breaks: An obvious source of water damage to basements is pipe breaks and plumbing related water damages. Pipe breaks are typically broken into two categories – supply pipes and drain lines. Supply pipes bring water to your faucets and drains will take the water outside of your house. Major water damages after a pipe break are typically supply related because they will continue to leak until the water is turned off. Drain line water damages are more subtle and intermittent.

Sump Pump Failure or Clogs: Sump Pumps are designed to take water outside of your basement. When they fail, they can cause a lot of water damage to a basement or crawlspace. This is typically due to a stuck float valve or power outage. It’s important to check your sump pump annually to ensure it is working correctly and the float valve is free from debris or obstruction. Power back ups can also be installed to ensure power is available to the pump in the event of a power outage.

Artificial Water Table: When building the foundation or basement for your home, sometimes the contractor will dig a hole a little bigger than what your house actually needs. The contractor will then backfill the soil which can create an artificial water table around the home. This is usually due to the soil being loosely filled, allowing water to seep into the basement or crawlspace of the home.

Sewage Pipe/Main Stack Break: The main stack pipe carries the contents of the drain lines outside of the house. Most of the time they are made out of PVC or cast iron. Older cast iron stack pipes can crack over time, causing odors and black water damage. Locating these cracks or breaks is not always easy. This is because water is not constantly being sent through the pipe. Thermal imaging, pipe cameras and other specialty equipment can help identify the location of the break so that it can be repaired.

FAQ

Depending on the coverage and the source of the water, your insurance policy may cover the cost to clean up and repair the damages caused by the basement water damage. With that said, some policies may not cover things like sump pump failure or outside drain related damages. It is important to speak with your insurance agent and learn what coverage is afforded to you under your current policy.

Yes, we work with you and your insurance carrier to help get you back to pre-loss condition. Our team is experienced in documenting water damage claims for all insurance carriers. We provide everything needed to expedite the claims process and even offer detailed line item billing for Scopes of Work backed by the ANSI/IICRC S500 Standard for Professional Water Mitigation.

High water levels in a basement puts you at risk for electrical shock and other hazards. Call a professional immediately. Besides electrical hazards, the water removal process needs to be controlled. If water is pumped out of the basement too quickly, you can suffer from foundation related issues and possibly collapse.

Odors after a water damage can be caused by many factors. Water can harbor bacteria which can make you sick and cause odors. Most of the time odor after a water damage is, in part, due to elevated humidity and water absorption into porous materials. It’s important to have the area inspected by a professional water damage restoration contractor. We have the tools to adequately determine the extent of hidden damages and make recommendations for repair. A dehumidifier can sometimes help by reducing the amount of moisture in the air. The drier it becomes, the less it will smell. With that said, you will have to account for excess moisture absorbed into building materials as well as the volume of the space.
